Pre-Auction Services:
  • Provide you with an analysis of your Real Estate/Personal Property and the best marketing solution and professional fees involved.
  • Due-diligence report on the property to include survey work (if needed), maps, easements, Farm Service Agency data, etc. and consultation with your attorney.
  • Create a marketing package and build enthusiasm for potential buyers to consider buying your property.
  • We are licensed, bonded and carry liability, errors and omissions insurance.
  • Oversee Presale organization of auction property and display items to their best advantage.
  • Packing and moving of assets available.
Marketing Strategy:
  • Organize sale date, pre-sale inspection date, media campaign, advertising budget, promotional signs, photographs, and direct mail clients.
  • Inspection date prior to the sale allows serious buyers a chance to review the Real Estate and time to arrange financing with their lender. Provide bidders packet with information for potential buyers.
  • Based on discussions with our clients, we will establish an advertising budget and media campaign. This will be your largest expense, but will provide the most valuable return. We have won several Ohio and national awards based on quality and excellence of our auction advertising. The advertising expenses will be paid out of the proceeds of the auction.
Auction Day:
  • Staff of Real Estate professionals to manage the crowd and handle questions.
  • Accounting and closing staff to conduct business in our mobile auction office.
  • Copies of all documents prepared for closing and your attorney.
  • Display boards and brochures to present Real Estate in an organized fashion.
  • Portable restrooms and lunch wagon.
  • Display wagons.
  • Sound System and video/audio equipment.
  • Directional and parking signs to the auction. Tent to make bidders comfortable and relaxed when bidding and signing contracts.
  • Provide seller with a complete computerized record of all items sold, all registered buyers, with the ability to keep separate records of multiple consignors.
